The Construction Process
Developing a commercial property can be a complicated undertaking. Baltimore Community Lending’s experience and knowledge will turn this complex process into a positive experience. BCL’s Rehabilitation/ Construction Specialist will be there to guide you and your contractor through planning and construction to the final post-construction inspection.
After you select a property that you’d like to develop, the Rehabilitation/Construction Specialist will meet with you to discuss your project, and will visit the property to conduct a feasibility study. The Specialist will complete a Scope of Work report and cost estimate to determine the rehabilitation needs if one has not been completed.
Next, you should begin interviewing contractors and request bid proposals from contractors of your choice. Contractors must be a licensed General Contractor, must have the ability to work on your project full-time, and receive draw payments for work in place. The contractor you select will provide a construction proposal. Lastly, a pre-construction conference will be scheduled with you and your contractor to review any last-minute concerns before construction begins.
As construction progresses, the Rehabilitation/Construction Specialist will monitor the progress of the work, and conduct a final inspection when the work is complete.
